We’ve got hurricanes, salt air, and tropical storms to contend with. After helping hundreds of South Florida homeowners avoid costly repairs, here’s my 2025-approved checklist that actually makes sense for our unique environment.

Quarterly Must-Do’s (That Most People Forget)

1. The 5-Minute Roof Check

Grab binoculars and look for:

  • Missing or cracked tiles (especially after summer storms)
  • Rusty flashing around vents/chimneys
  • Piles of leaves in valleys (fire hazard in dry season)

2. AC Drain Line Flush

Our humid climate clogs these fast. Pour 1 cup vinegar down the drain line to prevent:

  • Water damage to ceilings ($3,000+ repair)
  • Mold growth (common in Pembroke Pines homes)
  • AC shutdown during heat waves

Pre-Hurricane Season Prep (May 1 Deadline)

Don’t wait until the first storm warning – do this now:

Window & Door Check
  1. Test all impact windows – do they latch securely?
  2. Check door thresholds for weather stripping wear
